Merced is the county seat of Merced County, situated in the heart of the San Joaquin Valley at about 167 feet above sea level. The city has roughly 90,000 residents and serves as a regional hub for the surrounding agricultural communities. Most of the housing stock was built between the 1940s and the 1980s, with single-story stucco homes on slab foundations making up the majority of the older neighborhoods closer to downtown.
